1. Smoking is STRICTLY prohibited in the Property and the Premises.
2. Pets are STRICTLY prohibited in the Premises.
3. Illegal activities and items are STRICTLY prohibited in the Premises.
4. Police or any sort of authority will be involved in suspicion of illegal activities.
5. Tenants must keep the common area and room clean and tidy at all times and maintain in a condition that does not create a fire or health hazard, including repulsive odors that can be unpleasant.
6. Tenants must wash own dishes immediately after use.
7. All rubbish and food waste must be thrown into dustbin and the garbage is to be disposed to the waste room outside of the premise daily to prevent forming of maggots.
8. No nailing or drilling is allowed in the Premises.
9. Tenants are responsible for safe keeping of their personal belongings as we are not held liable to any losses of valuable.
10. Tenants are responsible to keep both the room and main door locked every time they leave the Premises.
11. Tenants must not move or damage any furniture or equipment in the Premises. Any damages to the furniture will be the Tenant's responsibility.
12. Any damages, fault, misplacement of the Access Card/Parking Card/Keys will be the Tenants' responsibility.
13. Cost for access card replacement will be borne by tenants. The replacement cost for any access card will be charged at RM100.00 for first offence, RM200.00 for second offence, and RM350.00 for any subsequent offences.
14. Please tolerate with fellow tenants in sharing the common facilities.
15. Quiet hours shall be 11.00pm to 8.00am during weekdays and 11.00pm to 11.00am during weekends. During these hours, playing loud music, operating heavy machinery, loud conversations or creating any nuisance that may disturb or annoy other residents of the Premises is STRICTLY PROHIBITED.
16. Tenant is responsible for the behavior of their guest. Any violation of the house rules by the Tenant's guest will be treated as a violation of the Tenant. All guests must leave the Premises by 12.00am, overnight guest is not allowed, unless permission from the management has been obtained in advance with valid reason.
17. Any tenant gets caught misusing vacant room will be charged RM200 per night per guest and the full payment is to be made to company bank account immediately. Additionally, the offence will result in termination of the tenancy immediately with or without the Deposits being refunded and Management shall have the right to enter the unit and regain possession of the property at its sole discretion.
18. Tenant who misplaced their keys or accidentally locked their room with the key inside will be penalized RM50.00 (during working hour) or RM100.00- RM150.00 (off working hour) to unlock the door, subject to support team's availability.
19. In case of any violation of this General House Rules, management reserves the right to issue the tenant a warning letter in writing, and if repeated offence will result in termination of the tenancy immediately with or without the Security Deposit, the Utilities Deposit and the Access Card Deposit being refunded to the Tenant.
